The design departs from the typical deep-plot configuration by widening the villa frontage, allowing the street edge to remain predominantly green while minimizing the visual dominance of parking, which is strategically tucked away within a limited hardscape zone. This shift enables a more pedestrian-friendly streetscape and establishes a stronger connection between the built form and its surroundings.

At the core of the concept is the idea of extending landscape vertically, where terraced gardens rise from ground level to upper floors, creating multi-level semi-private outdoor spaces that are seamlessly integrated into daily living rather than treated as residual or occasional zones. The planning introduces a clear vertical zoning strategy, with public spaces elevated to the first level to enhance openness and engagement, semi-private functions layered above, and private areas such as bedrooms and a library organized within a U-shaped second level, each opening out to individual balconies that overlook the surrounding greenery. Large linear windows are carefully designed to be climatically responsive, framing views of landscaped edges and bio-fences while optimizing daylight and ventilation

The architectural expression is further enriched through varied volumes at the upper levels, allowing a dynamic interplay of light and shadow that reinforces the concept of “floating” forms. By addressing key limitations of conventional villa developments—such as inactive terraces, fragmented outdoor spaces, and parking-dominated streets—IRA Float establishes a cohesive residential environment where architecture, landscape, and everyday life are interconnected, resulting in a community that feels open, breathable, and experientially rich.
